Normally, the agreed upon commission between the seller and the listing brokerage is divided between the listing agent and the buyers agent. In many cases, when there is no buying agent involved in the sale, the listing agent is entitled to all the commission. We treat this situation differently. If the buyer is unrepresented or there is no other agent involved in the transaction, we will waive the portion of commission that was originally intended for the buyer's agent.
